Design-build means the people who draw your project are the people who build it. No handoff between a designer who never sees the site and a contractor who inherits drawings they had no say in — which is where most remodeling budgets and schedules go wrong.
What we hold ourselves to
Not a mission statement. These are the specific commitments written into how we run a project.
Licensed, insured, permitted
We hold a Florida license, carry general liability and workers' compensation coverage, and pull permits under our own license in Flagler, St. Johns, and Volusia counties. Certificates on request, before you sign anything.
Fixed price from a real scope
A line-item scope of work before contract, with allowances only where a selection genuinely has not been made. Vague scopes are how "surprises" get manufactured — we would rather have the hard conversation early.
Written change orders
Nothing gets built until the cost of the change is written down and signed. If we open a wall and find rot, you see the photo and the number before we proceed.
One project manager
One name, one phone number, weekly updates, and a job site that gets swept. You should never be the person coordinating between two subcontractors.
Built for this climate
Hurricane-rated assemblies, corrosion-resistant specification near salt air, and ventilation sized for Florida humidity. The parts nobody photographs are the parts that decide how the work ages.
One-year craftsmanship warranty
On top of manufacturer warranties for materials and appliances, and written into the contract rather than promised on a handshake. We also close the permit out, so it never surfaces during a future home sale.
Flagler, St. Johns, and Volusia
Our studio is in Palm Coast and most projects are within about forty-five minutes of it. That is deliberate: crews that are not driving two hours show up when they say they will.
